VOLUNTEER COMMITTEES

Environmental & Architectural (EAC)

  • Primary Purpose: "The Original Covenants were established to protect property values for the benefit of all Owners within the Community, to preserve the natural environment, and to encourage the protection of environmentally sensitive areas such as wetlands, wildlife corridors, and stream beds” (Declaration, Sec. 6.1) The EAC serves to help maintain the well-being and safety of our environment and our Members, as well as supporting property values within the Community, by ensuring the design, materials, and colors of proposed buildings maintain “harmony with the general surroundings” (Declaration., Sec. 6.1). This is accomplished via thorough review of all plans, specifications, and construction of any structure or improvement made on property within The Baca Grande to help ensure consideration of surroundings, natural habitats, neighbors, neighboring views, design, colours, materials (i.e., non-reflective choices), height, lighting, location, drainage, driveways, and fire adapted (Firewise) construction methods.

  • Size & Appointment: The EAC consists of five volunteer (5) Members appointed by the Board of Directors (Declaration Sec. 6.1)

  • Occurrence: Monthly (1pm, second Wednesday @ the Baca Grande Hall & via teleconference)

Firewise (FWC)

  • Primary Purpose: The FWC serves to maintain the well-being and safety of both our environment and our Members, as well as supporting property values within the Community, by raising Member awareness of wildfire risk within our Community and advising the EAC (or Board) on issues, concerns, and recommendations pertaining to wildfire risk. The primary goal of the FWC is to educate Members about methods to help reduce the risk of wildfires.

  • Size & Appointment: The FWC consists of five volunteer (5) Members appointed by the Board of Directors

  • Occurrence: Monthly (10am, second Wednesday @ the Baca Grande Hall & via teleconference)

Nominating

  • Primary Purpose: To assist the Association in identifying and nominating qualified directors for the Board and its committees.

  • Size & Appointment: The Nominating Committee consists of up to five volunteer (5) Members appointed by the Board of Directors

  • Occurrence: As needed

Teller

  • Primary Purpose: To help ensure accurate elections and voting via the determination and documentation of a voting quorum, and, the collection, tabulation (counting), recording, and certification, of all votes cast during elections. Tellers serve in accordance with the Association’s governing documents, stipulated agreements, and adopted policies.

  • Size & Appointment: The Teller Committee consists of up to five volunteer (5) Members appointed by the Board of Directors

  • Meeting Occurrence: As needed during periods of Association voting, such as the Annual General Meeting

Violation Appeals (VAP)

  • Primary Purpose: The VAP serves to maintain the well-being and safety of both our environment and our Members, as well as supporting property values within the Community, by helping to resolve covenant violation matters via appeals of EAC decisions.

  • Size & Appointment: The VAP consists of up to five volunteer (5) Members appointed by the Board of Directors

  • Meeting Occurrence: As needed

Service on committees requires Members to be in Good Standing and, for committees with monthly recurring meetings, members are asked to miss no more than three (3) meetings per year. Committee members serve three (3) year terms, are appointed by the Board of Directors, and may be self-removed or removed via the Board of Directors.

These committees contribute an important role in the ongoing function of our Community and serve to help support the Association’s mission to enhance the health, well being, safety, and property values of our Community. This is accomplished by supporting policies, regulations, and resolutions established by the Board of Directors and the Association; however, the committees do not set, establish, nor create policies, regulations, or resolutions. Committees shall have no authority to speak on behalf of the Board, nor the Association, and they shall not bind the Association financially or contractually.
